The city is compact, but its districts have genuinely different characters — and the gap between loving Chiang Mai and finding it frustrating often comes down to whether you landed in the right one. This hub collects everything we’ve written on the inner-city neighbourhoods, plus decision guides that work backwards from your situation rather than forwards from a map. ## The five inner areas **Nimmanhaemin (Soi 5/9/17)** is the modern heart: specialty coffee, restaurants, coworking spaces, condos with pools, and the highest concentration of foreign residents. It’s convenient, well-served and the most expensive inner-city option. It’s also the noisiest on the main sois. **Old City (Si Phum, Phra Sing)** sits inside the square moat. Temples, guesthouses, walking streets, **Tha Phae Gate** and the most walkable streets in the city. Housing stock skews older and smaller, and traffic on the moat road is constant, but nowhere else gives you this much on foot. **Santitham** is the practical middle ground north of the Old City. Cheaper rents, excellent local food, a growing café scene and a short scooter ride from everywhere. It’s where a lot of long-stay residents end up once the novelty of Nimman prices wears off. **Wat Ket / Riverside** runs along the eastern bank of the **Ping River**. Quieter, more residential, some of the city’s best older architecture, and a slower rhythm. Good for people who want calm without leaving the city. **Chang Phueak / Jed Yod** covers the northern and north-western fringe — bigger roads, the famous Chang Phueak night food market, hospital access and generally better value than Nimman for comparable buildings. ## How to use these guides If you already know the area you want, read the individual guide. For a first visit, the Old City or the edge of Nimman. The Old City puts you within walking distance of the temples, markets and Tha Phae Gate. Nimman gives you the best cafés, restaurants and nightlife with a more modern feel. Our decision guide narrows it further based on how long you're staying and what you actually want. Is Nimman too expensive to live in? It's the priciest inner-city area, but the gap is smaller than its reputation suggests. You'll pay noticeably more than Santitham for the same square metres, and less than you'd expect compared with an equivalent area in Bangkok. Many people compromise by living just off the main sois. Where do most long-term expats live? There's no single answer, but the inner-city clusters are Nimman and its edges for younger remote workers, Santitham for budget-conscious long stays, and Wat Ket / Riverside for a quieter, more residential feel. Families and retirees more often head to Hang Dong and the outer areas. Is Chiang Mai walkable? The Old City genuinely is, and Nimman mostly is. Beyond that, pavements are inconsistent and distances grow quickly, so most residents end up with a scooter or rely on Grab and songthaew. Walkability is one of the strongest arguments for staying inside the moat. Which area is quietest? Wat Ket and the riverside streets on the eastern bank of the Ping River, and the residential pockets of Chang Phueak away from the main roads. Nimman's main sois and the areas near the night bazaar are the loudest.
